Overview
Marigold Barn, part of the Victoria Barns complex, illustrates our approach to barn conversions. Located on Brinsford Lane, WV10, Marigold Barn is one of seven units that combine historical architecture with modern functionality.
Challenges Faced and Overcome
Water Supply: A significant challenge across the Victoria Barns conversions was establishing a reliable water supply. This was resolved by installing a borehole, ensuring a sustainable water source for all units.
Design and Space Utilisation: Integrating the large arched windows into Marigold Barn’s design required detailed planning to maintain structural integrity and visual appeal.
Aesthetics: Enhancing the exterior appearance was challenging. Ultimately the new owner used hanging baskets and other ornaments
Land: The barn has a substantial amount of land which enabled a substantial lawned area to be created together with an individual powered gate access.
Features and Benefits
Single Storey Layout: Marigold Barn is a single-storey barn with high ceilings and extensive use of oak beams and trusses. This design provides accessibility and an open, spacious feel throughout the property.
Semi-Rural Location: Situated in Coven Heath, the barn offers countryside views while being close to urban amenities. Residents have access to canal walks and national footpaths like the Monarch’s Way.
Garage and Office Space: Each barn, including Marigold, comes with the freehold of a garage and office area. This space can be used for various purposes, from hobbies to storage.
Project Details
Marigold Barn was constructed using original 19th-century Staffordshire red bricks, which were cleaned and repointed. The renovation preserved high ceilings and cornice detailing.
Insulation and Windows: Actis Hybris insulation was used for thermal and acoustic performance. The double-glazed windows are bespoke and finished with weather-resistant paint.
Heating and Electrical Systems: The property includes a gas boiler system with underfloor heating throughout. The electrical installation meets the latest IET regulations.
Interior Finishes: Materials such as Porcelanosa tiles and solid oak fire doors were used. Door furniture is by Fortessa, and electrical accessories are brushed chrome.
Security and Technology: Features include intruder alarms, fire detection systems, and a Texecom Veritas 8 Zone system configured for a single zone, with a sprinkler system meeting current standards.
Living Spaces
Ground Floor: Includes a lounge with French doors opening to the garden, a fully fitted kitchen with solid oak worktops and AEG appliances, a hallway with oak beams and underfloor heating, and a WC.
Bedrooms: Features three bedrooms with exposed beams and high ceilings. The master bedroom includes an ensuite, and all bedrooms are fitted with sockets and TV aerials.
Bathrooms: The property includes a bathroom with modern fixtures, Porcelanosa tiles, and underfloor heating.
