Rosemary Barn, part of the Victoria Barns complex, stands as a testament to our dedication to quality and innovation in barn conversions. Located on Brinsford Lane, WV10, Rosemary Barn is one of seven distinctive units that form a harmonious blend of historical architecture and modern living.

Challenges Faced and Overcome
1.    Water Supply: The most significant challenge across the Victoria Barns conversions was securing a reliable water supply. After extensive research and consultation, we resolved this by installing a borehole, ensuring a sustainable and dependable water source for all the units.
2.    Design and Space Utilisation: Transforming Rosemary Barn into a functional unit involved integrating the massive arched windows while maintaining the structural integrity and aesthetic appeal of the barn. This required innovative architectural solutions.
3.    Aesthetics and Road-Facing Walls: With one outer wall lacking windows and facing the road, achieving an attractive exterior was challenging. We employed creative architectural solutions to enhance the façade, ensuring it complemented the overall design of the complex while maintaining privacy.
4.    Limited Land Availability: The lack of extensive land surrounding Rosemary Barn was another hurdle. However, we allocated a dedicated garden and patio space, and provided a garage and office area, making optimal use of the available land and enhancing the property's utility.

Features and Benefits
•    Quality of Finish: Rosemary Barn boasts an exceptional quality of finish, with every detail meticulously crafted by skilled local artisans. The conversion preserves original features like massive wooden beams and trusses, seamlessly integrating them with modern amenities.
•    Semi-Rural Location: Nestled in the semi-rural setting of Coven Heath, the barn offers tranquil countryside views while being conveniently close to urban amenities. Residents can enjoy peaceful canal walks and access to national footpaths such as the Monarch’s Way.
•    Garage and Office Space: Each barn, including Rosemary, comes with the freehold of a garage and office area. This additional space provides flexibility for various uses, from hobbies to additional storage, enhancing the property's functionality.

Project Details
Rosemary Barn was constructed using original 19th-century Staffordshire red bricks, which were acid cleaned and repointed. The renovation preserved high ceilings, double cornice detailing, and dramatic rooflines.
•    Insulation and Windows: Actis Hybris insulation was used for superior thermal and acoustic performance. The bespoke, double-glazed wooden windows are finished in hand-painted weather-resistant paint.
•    Heating and Electrical Systems: The property benefits from a state-of-the-art, energy-saving gas boiler system with underfloor heating throughout. The electrical installation complies with the latest IET regulations.
•    Interior Finishes: Premium materials such as Porcelanosa tiles and solid oak fire doors are used throughout. All door furniture is premium chrome by Fortessa, and all electrical accessories are premium brushed nickel.
•    Security and Technology: Modern amenities include intruder alarms, fire detection systems, and a Texecom Veritas 8 Zone system configured for a single zone, with a sprinkler system meeting current standards.

Living Spaces
•    Ground Floor: Includes a lounge with French doors opening to the garden, a fully fitted kitchen with solid oak worktops and premium AEG appliances, a hallway with exposed oak beams and underfloor heating, and a stylish WC.
•    First Floor: Features two bedrooms with shot-blasted feature beams, a landing with a feature oak beam, and a bathroom with premium fixtures.
•    Second Floor: Comprises two more bedrooms with high vaulted ceilings and oak beams, a landing with storage cupboard, and a shower room, all finished to the highest standards.
